Elk Unit 84 or 85???

My father is getting up there in years, 79 this coming season. He struggled last year at 11,000+ feet in NM. Basically we're looking for a "lower elevation" elk hunt. I know those 2 concepts, low elevation and elk, don't go together.

Anyways, he bought into a "cattle, 1/2 price private land elk hunt" idea several years ago. And wants to hunt it this year.

I've always been a DIY guy so this whole idea goes against all of my previous thoughts.

Some of you may know about this "scheme" and I'd like as much input as possible.

The short version is he buys interest in a certain number of cows, 3 years later he gets his money back, and rights to hunt their ranch for half price. I think he's in year #5 and they said they'd let him bring next year forward so we could both go. We're looking at muzzle loader season. One of the ranch options didn't get hunted last year. They say due to having to have 3 PPs. It's about 5,000 acres and in Unit 84 I believe. This ranch tops out at about 5,700 feet in elevation.

The other option is another ranch that will have 6 archery hunters on it at the same time we hunt but they seperate where the muzzy hunters (us) go. This ranch tops out in the 9,500 feet range. I believe this ranch is in Unit 85.

They told him there are more resident elk on the Unit 85 ranch. And I understand that as rutting elk are usually at higher elevation, summer areas.

I asked him to get answers to the following questions: Does either ranch have access to "landlocked" public lands, how many acres is the Unit 85 ranch, can we get a discount if we go unguided?

What questions did I miss?

Does anybody know anything about these ranches? Or anything about either Unit84 or 85.
