What is included, food, lodging and what do you mean by quality. You say 125 to 175, what about hunting pressure. I would also want to know what the average deer are, 125 or closer to the 150 mark. With all that guys on here can you give you a number.

We currently have a lease on this ranch and have had it for 7 years, there is a dispute over how much we should be paying. The lease includes a bunkhouse and we are the only party allowed to hunt deer on the property besides one ranch hand who is allowed one buck. Most guys shoot 125 to 135 class deer that being said someone always ends up tagging a nicer deer in the 150 to 170 class, The big ones are on the ranch and we all see them, just putting one in the freezer is another story. What do you think is a fair price for this hunt?

some friends of mine hunt in texas about the same quality that u have stated and they pay $2,000 per year each.this does include turkey season.
