23 mule deer

I have the chance to hunt mule deer on a a ranch in 23 near white signal. I am friends with the owners boy and hes said there are big deer there.But he is not a hunter so a big deer to him could be a small deer to me. I live about 14 hours away so i would like to know if there are some good genetics in this are. thanks for any help.

How big is the ranch and who all been hunting it, There could be huge bucks there or nothing if evryone around hunts it. Just some questions to ask.

the ranch is around 30 thousand acers.and they say no one hunts it. But i no nothing about the area and what quality of deer to expect.
